Q. How can I see rental payments I have made?

A. By logging into your tenant portal. Please call the office for more details on how to set this up.

Q. How do I put in a maintenance request?

A. You can send an email to maintenance@gnrpm.com, or By calling the office @ (267) 324-3197 or you can put a request on the tenant portal.

Q. How do I set up utility services in to my name?

A. For Electric – PECO 1-800-494-4000; Cable – 1-800-COMCAST; PGW/Gas – 215-235-1000. Follow the prompts to speak with customer service and let them know you need to set up services.

Q. What days are my trash and/or recycling day(s)?

Q. How do I obtain a copy of my lease?

A. You can call or email us for a copy of your lease.

Q. What do I do if I receive a violation from the city of Philadelphia?

A. If you feel the violation is in error, you have the option to request a hearing (instructions are usually on the back of the notice). If it is not an error, pay the violation immediately to avoid further penalties and or fees.

Q. How do I use or change my security alarm system/ codes?

A. Call ADT 1-800-ADT-ASAP or Artisan Security at 1-610-388-3355. If you have any problems, please give us a call at the office (267)324-3197.

Q. Who should I call in case of an emergency?

A. If it is maintenance related, please call 267-324-3197, if there is an emergency after hours you need to leave a message and a GNR representative will call you back immediately. If there is a fire or any other emergency that does not have to do with the upkeep of the house, call 911.

Q. What is the process if I need to break my lease?

A. If you want to break your lease, you are responsible for paying the rest of the balance of the lease.

Q. What happens when my lease expires?

A. Leave the apartment in the same condition you received it in and return your keys back to the office.

Q. What is the move-out procedure?

A. The property manager will walk through the property prior to you moving out and if there are no damages, past due rent or other charges remaining on your account then your security deposits will be returned to you.

Q. What is the move-in procedure?

Once all security deposits/1st month's rent is paid in full and you get keys, the property manager will walk through the apartment with you to note any damages. After that, you are free to move in!

Q. What is the process if you want to renew your lease?

A. Inform us of your decision ASAP and we send an updated lease for the next school term to you.
